Official HOA Documents

The official governing documents and forms for The Ridge-Heath are available below. Each document is offered in two formats.

The reading copy is a clean, searchable re-typeset version generated from the scanned original purely for readability - it is easier to read on screen and can be searched and copied from. The original scan is the document as it was recorded; that recorded original remains the authoritative version. Where the two differ, the original recorded document controls.

Every link opens in a new tab. If you need additional information or have questions regarding these documents, please contact your HOA representative.

Governing Documents

The core recorded documents and forms that residents actually need: the Declaration of Covenants, the Bylaws, the covenant enforcement policy, and the architectural review application.

Declaration of Covenants, Conditions & Restrictions (2001)

The core recorded governing document for The Ridge-Heath, setting out the covenants, assessments, architectural review, and use restrictions that run with every lot.

Bylaws of the Association

The Initial Bylaws of the Association, governing how the HOA is organized and operated, including meetings, the Board of Directors, and officers.

Covenant Enforcement & Fining Policy (2004)

The Board's adopted policy for enforcing covenant violations, including the notice, hearing, and fine schedule. Also contains the 2004 owner ballot for a proposed periodic-mowing covenant (proposed Section 9.36).

Architectural Review (Modifications Committee) Application

The blank form residents submit to request approval of exterior changes or improvements to their property.

Corporate Records

Secondary, corporate-binder material that is largely administrative. These sections are provided for completeness and recordkeeping reference rather than day-to-day resident use.

Corporate Records — Section Two: Directors' Meetings

Section Two of the corporate binder, covering Directors' meetings; consists largely of blank meeting-form templates.

Corporate Records — Sections Three to Five: Members' Meetings, Tax Materials & Membership Roster

Sections Three through Five of the corporate binder, covering members' meetings, tax materials, and the membership roster; consists largely of blank form templates.
